Does anyone know what the land between the garage and Newbridge Demesne is being developed for?

Correct houses. Land sold last year for about a million I think.

how many houses are they building. at least they are houses and not appts.

Just had a quick look at Fingal co co, and I could find an application for that site for 4 houses.

It actually sold for €350,000 according to this......

That would be more believable given the current market.

It will be interesting to see how quickly the houses sell. I wonder if they will be high end or mid-market. High end hasn't been shifting in Donabate for over a year from what I've seen.

I wonder how they'll manage access to the houses. They'll hardly put an entry/exit on that bend before the bridge?

I'll be shocked if they put the entrance at that point too. It would be way too dangerous. Personally I'd put it on the lane down from Newbridge Square and use that one on the main road solely to allow construction traffic in and out for the duration of the build.

It is down the lane. The lane is getting a new footpath and will have a bit more traffic on it now. Part of a condition for planning should have been to give some of the land for a public amenity - even just open space or somewhere to park.

That looks like four high spec houses. Pretty good. Until one of them sells their site for high density cr*p.

Was it absolutely necessary to rip up every last tree, bush and shrub along the left hand side of the path to Newbridge as well as parts of the stone wall? I really hope they make amends. To my untrained eye seemed unnecessary when you have the site entrance after the petrol station on the Hearse Rd.

Yes it is necessary. The Developer wishes to do this and Fingal CC wish to ensure it happens.

Just walked past it the other day - have to say the house they have erected looks fantastic - and some amount of land with it too.

Don't know much about them. There's nothing on Myhome.ie and there's no "For Sale" sign on the site that I can see. Perhaps they're waiting until the first one is built and open it as a show house?

The first one going up is on a huge site alright. There's a lot of potential for expansion there.

I checked the planning permission and it only has two individual's names and not the name of a builder.

Guess we'll just have to wait and see.

I went. It was really a chance for Fingal CC to show some face and pretend they listened to people. Excuse my cynicism but it's pretty obvious there is no footpath between Beverton and part of the Beverton Road and it's dark and sooner or later there will be a serious accident. Do we really need a study in 2015 to prove this?

Oh yeah and by the way - land is zoned for another 4,000 domestic units.

They can hardly add another 4,000 houses without doing something about the bottleneck at the railway bridge.

Any talk of the proposed ring road through Corballis?

There is a by pass planned that would loop around that.

So perhaps instead of taking a default anti-development position we should push to modify the plans to get what we can from this. Like a swimming pool, cycle lanes, estuary walkway, educate together secondary school etc.

I have no problems with planning as long as it is done properly. Wide footpaths, proper parking places, proper playing fields and other public facilities.

Unfortunately, it is never done properly. Because there are a lot of sinister forces at play. Sadly, I don't trust Fingal CC and that is why as many people as possible should get involved.

We're fortunate that the previous idea for the Donabate LAP didn't proceed.

I was at the public meeting for that one and it effectively proposed turning Donabate into a town of 33,000 people....without putting the necessary infrastrucure in first. Build all the houses and then the roads will follow; that seemed to be the mantra. In short, it was just an exercise in making developers wealthy and it was backed by FF and FG who were running the council at the time. Sad to say, all the representatives of both parties who were at the public meeting appeared to be half wits. Hence their support for the plan. It even included a four lane, dual carriageway ring road around Donabate...which would be still served by the Hearse Road in its current form. They didn't actually realise that this made no sense at all.

A local pressure group was formed which managed to tone down some of the more preposterous ideas in the scheme. We may need to do this again. Certainly we'll have to keep a close eye on proceedings.

That dual carriage way is still there as are the plans for 4,000 domestic units. So say you have 4 people living in each one. That's 16,000 people. Bringing total to 22,000 with probably the same level of public facilities. There no minutes from meeting as it was more a meet and greet and facade for Fingal CC to pretend they listened. Excuse my cynicism.
