This is likely to be a trend we'll see going forward on the penninsula. Judging by exising developments, 4 beds in the €400+ bracket have been slow to shift. Cheaper 3 beds will become the norm.

I was surprised to see this as it doesn't seem to tally with what is happening on the ground in Donabate. The more expensive houses (4/5 beds) in Rahillion are selling very quickly whereas the cheaper and smaller houses in Glaslinn and, in particular Kingsland (which are on the market since January 2018 and I note are being launched for a second time in January 2019 according to the Irish Times yesterday) are either selling slowly (in the case of Glaslinn) or hardly at all (in the case of Kingsland). It would appear that people cannot get finance at the more affordable end of the market which really illustrates the dysfunction in the housing market currently.

+1 on that. The 4 bed is what most families want. Interesting that the builder can squeeze 18 3 beds in a space where he puts 16 4 beds. Think about the money here....
Say a 4 bed semi sells for 430 and a 3 bed semi sells for 370. Let's forget about the site cost and make a guess builder makes 140 from 4 bed and 100 from 3 bed.

So: 16* 4 beds = 16 * 140 = 2.24 million
and 18 * 3 beds = 16 * 100 = 1.8 million

So developers make more from bigger houses.

This is Celtic Tiger mark two crap anyway and who knows with Brexit happening next year, the market could change drastically.

There was very strong demand for 4-beds in Beresford (at least for the earlier releases), and judging by number of 3-bed attic conversions there are plenty of people who want the extra living space. Still a seller's market, I can see why 3-beds are more attractive for developers.

So the developer says please withdraw your objections if we go to An Board Pleanala, they will make me build higher densities. Residents withdraw their objection. Some time passes. Developer applies for higher densities anyway.

Mad.

That area should have had more green space but developer paid of Fingal CC so he didn't have to do it. Then, he applies to get even more houses.
