Hi,

Has anyone converted the attic in their 4 bed?

Looking specifically for a conversion with decent size ensuite, walk in wardrobe & storage in the eaves?

AboutSpace seem to be the preferred contractor for doing attic conversions. Walk in wardrobe and ensuite will seriously reduce the size of your room - walk in wardrobe (given that you need to walk into them) will need to be located near the centre of the room for full head height - might be best to use normal fitted wardrobes.

I was wondering if someone could help me. I am due to move into the estate in February but I was wondering how much notice the builder gives you to let you know the house is ready ?

Hi Northwest,
We got about a weeks notice that the house would be ready to snag. Another 2/3 weeks before we drew down the mortgage and got keys. It might be quicker if you use their recommended snagger. We went with our own.Would keep checking in with Valerie in the site office if you can.

Thanks, i was interested to know also, i'm expecting to get call to snag in next 3 weeks or so. Want to line up to bring some samples of floors with me then so i can see what they are like next to the kitchen, doors etc my head is bamboozled looking at everything and i have lost all interest.

Hi All

Just wondering if anyone has the exact measurements of the wall in the living room from the architrave to where the wall begins to angle for a Type A 4 bed. We're trying to order a couch and can't get onsite to measure.

I'd been looking for the same for the C1 type, eventually gave up asking. Sales are over and i havent completely fallen in love with a couch yet, mine will be smaller than yours so i'd say most will fit for you but i have a feeling a seater might be tight in the 3 bed.

Hi All

Wondering if anyone has noticed the ventilation in some of the rooms impacting heat retention? Especially when the wind outside picks up. Front bedrooms and downstairs toilet and utility are noticeably colder than the rest of the house and looks like it’s to do with the vents. Is this normal for an a3 rated house? Is it worth going back to the builder about it?

I have the same issue, I just close up the vents during the winter with a bag full of old clothes or socks and remove it again during the summer. I know it goes against official advice but I haven't died yet!!

Only in Ireland would you build A energy rating homes with a massive hole for cold air to blow in.
What should happen is the Vents should be electronically controlled and open at appropriate times to let the air change. The problem with blocking them is this doesn't happen and you end up with more problems.

Austin's workaround is what a lot of people do but make sure you open the window to let the air change when you can.

Yes, should have mentioned that windows should be open etc. I think for the BER rating, all openings are closed up for the measurement.

Thanks both. Agree it’s madness that natural ventilation i.e hole in the wall is allowed by the regs. for what are meant to be highly energy efficient houses. Better get a bag of old clothes together so! Thanks again.

Couple of days, our experience was that there was practically nothing wrong (small drain cover missing in the side passage etc.), once your snagging guy submits the list to Hora, they'll get it done very quickly

Just wondering if anyone can recommend or know of any cleaners in the area? We have a 3 bed in Beresford. Looking for someone to clean two hours a week or every second week and possibly do ironing as well.

Hi All,

I have bought a three bed in Beresford new launch of houses and I am wondering if anyone already in the area has converted the attic and how much space you got from same.Did you have to use the box room for the stairs when it went in as I would like to gain a room rather than replace?
We are hoping to put a bed room just a double bed but doesn't have to be large, WC no shower and a landing you could put a couch on for a sitting area.

Hi Amy

If you browse through the previous pages of this thread, there's a lot of info on conversions. Box room shouldn't be affected by new stairs and your new room will be the largest in the house.
About Space seem to be the preferred option for most people.

While it doesn't affect my house, a friend of mine that isn't long in one of the new houses is starting to have issues with that white lime residue on his brickwork.

Any new buyers should prob insist on a guarantee before signing from Hora that in the event of their brickwork developing any similar issues... that hora will sort them out.

I've heard the sister estate in Dunshaughlin has been dogged with similar issues for years now.

Also might want horas to throw in a years supply of window cleaning and road sweeping as the houses and roads up at the back of the estate are all plagued with these issues!

So newbies ... negotiate these with the builder before it's too late!!

Where is the lime residue coming from? Is it leaching out of the cement or bricks? Good to know to look out for it. Moving in hopefully in the next 6ish weeks.

Any other tips? They seem to be amazing houses though as all I have heard are good things from my in laws who moved in a couple months ago.
