Quick question, in the ensuite is there supposed to be a token tile at the sink or is it just floor and shower tiled as standard?

Hi all, just wondering for people who bought in the last phase of beresford sold in March , has anyone received contracts as of yet?

Hi there, we put a deposit down on a house in the most recent phase but haven't received contracts yet. Hi All,
my husband and I (and our 1year old) are looking to buy one of the 3bedrooms at Beresford, I am super excited.
I know there is alot of talk about attic conversion on this thread, I have read through it, but does anyone have any pictures of there attic conversion ? I am having struggle visualising it.

Paint they use is Fleetwood.
From houses i've been in a large number of people went with smoked umber myself included. https://fleetwoodpaints.myshopify.com/p ... oked-umber, another choice is cotton ball and i cant remember the other two. I'd ask Valerie what they are and look at them before you go out to site to pick as the samples(pieces of wood painted) that she has are there since site opened so bit grubby and hard to judge.
You'll also have to pick the tiles at the same time. This i found strange, its the same tile they put on the floor as the walls. Again i went with the options that i had seen in the house i viewed as you only see the tile in the builders hut it is hard to visualise what it would look like in bathroom and ensuite. Recently i did get a look at one of the houses that had used the dark grey tile, i taught this looked dull when picking but after seeing up in the bathroom i would now if choosing again pick this one. I've a few photos on my phone of a few bathrooms and ensuites if you want them to see. PM me your email address and i'll send them on)

My own advice is to go for the brightest paint if you plan on painting any of your walls a different colour in future, makes a big help.
I got the grey, almost black tile for the bathroom, looks good but very hard to drill through for fitting shower screen etc.

Hi! We have just bought in the new phase and are due to move to Beresford at the end of the year. We have just seen the updated brochure on daft.ie with the new style of build for Beresford Court. Have you all seen it? Interested to hear other people’s thoughts on it as we are unsure how we feel about it!

Interesting. Compared to the brochure that I saw when reserving a 3-bed in Court, the floor plans are identical, but the exterior is quite different:

Yes, that is the same brochure I received too and we were told there would be changes to the exterior, we just didn’t realise how extreme the changes would be!

Just wondering while im here, have you recieved the contracts yet? We received a contract and a building agreement. To say they were vague would be an understatement. Did anyone recieve a floor plan, layout specs etc with your contracts about their particular house?

We have received them but we haven’t seen them yet as our solicitor says there are various documents missing etc. so not quite sure what is going to be honest! As far as I know there were no updated floor plans included. I have the original floor plan which includes room dimensions etc. I can send you them through DM if you don’t have these?
The layout of the new 3-bed Type C remind me of the original type B but better as you have a window on landing. The new exterior i think is quite nice. Main diff looks to be the removal of the canopy over the front door. This wouldnt be a deal breaker for me. I would think these will look quite nice.
